ARCHITECTURAL COMMITTEE
Review Authority and Responsibility of the Architectural Committee
The Architectural Committee will review and approve/disapprove any plans and specifications for changes/improvements to a CSE II Lot. (CC&Rs - Article 11) The Architectural Committee also monitors “Use Restrictions,” covered in CC&Rs-Article 12.
The Architectural Committee will gladly provide homeowners with information concerning approved exterior paint colors, landscape guidelines, party walls, fences, hedges, patio walls, antennas, approved location of satellite dishes, approved exterior light fixtures, painting new annoying garage light concerns, appropriate vehicle parking, corrective action timeframes, and actions which need to be taken to remain in compliance with CSE II requirements.
The Architectural Committee is responsible for completing a "Compliance Check" on a property that is put up for sale. (Article 10- Section 5 CSEII Bylaws)
Each Owner is required to obtain written approval from the Architectural Committee before adding, altering, modifying or changing any improvements on the Lot. (CC&Rs - Article 11 Section 11.2) This is important to maintain the original style and appearance of CSE II.
“IMPROVEMENT” means any buildings, garages, homes, outbuildings, sunshades, fences, awnings, any other structure or any decorative items placed on the Lot, which is visible from neighboring property. (Article 1 Section 1.7 CC&Rs)
Painting Your House
Canoa Seca Estates II has never deviated from the original colors used by the builder. These colors are outlined in the color chart. Please contact a member of the Architectural Committee before you paint your house. Members of the committee also have color samples available. Remember to have your air conditioning/heating unit painted the Cliff Brown color so that it blends in with the rooftops and becomes “invisible” to your neighbors.

Keeping Trees Trimmed to Parapet Height
The view of the Santa Rita Mountains is extremely important to most homes in CSEII. No vegetation may be planted on a CSE II Lot in a location which may impose a traffic hazard. No trees and shrubs on the Lot can interfere with the Scenic Views. If trees or vegetation on a Lot interfere with the Scenic Views, they must be pruned to a height which does not exceed the parapet height of the improvements on the Lot. (Article 12- Section 12.14 CC&Rs)
The Architectural Committee monitors this requirement and reviews complaints from CSE II Homeowners regarding “landscaping” and will notify offending parties of action
required and a timeline for resolution. If this complaint is not resolved within the timeline specified, CSE II can arrange for corrective action. Any costs that occur will be assessed to the offending party.
